Good to know

You should not start work until you have obtained the permit. If you start before this, you may have to undo the work at your own expense.

Permit check for building or rebuilding

You adhere to the rules of the Building Decree and neighbor law:

Building Decree: there are minimum requirements that your building must meet. These are requirements regarding safety, strength, environment, energy consumption and comfort. Read more about the Building Decree on RVO.nl.

Neighbors law: it is wise to talk to your neighbors before you start construction or renovation. Do you disagree? Then you can go to court.

The permit check shows which documents you need to enclose with the application. An architect or building contractor can help you find out which documents you need.

You may need:

  • a plam of the existing and new situation 
  • a façadeview 
  • a drawing of a cross-section
  • a situation plan showing the relationship to the existing buildings
  • detailed drawings
  • structural drawings with calculations
  • structural information

Go to on the online service counter Omgevingsloket online .

Run the permit check. You will see whether you need a permit.

You can apply for a permit online or in writing. Log in with DigiD for individuals or eHerkenning for businesses.

The cost depends on which all-in-one permit for physical aspects you apply for. You must pay even if your application is rejected. You can find these in the fee ordinance of the municipality of Rijssen-Holten .

The municipality needs 8 weeks to assess your application. Sometimes this takes 26 weeks , for example if you want to do something that is not in the zoning plan. The municipality can extend the period once by 6 weeks.

For a standard all-in-one permit for physical aspects, you must file an objection within 6 weeks of the decision being published. How to do this is stated in the published decision.

Does it concern an extended all-in-one permit for physical aspects? Then it is issued a a draft decision. You can submit your opinion within 6 weeks. After that, a final decision will be made. You can appeal to the district court within 6 weeks.
